Properties For Sale Stats:

Daphne

  • Median list price – $274,900
  • Average price per square foot – $115
  • Average days on the market – 112
  • Percentage of homes with a price decrease – 34%
  • Median House size – 2,414 square feet

Inventory is still relatively low and demand continues to increase in Daphne so conditions are still favoring the seller.

Gulf Shores

  • Median list price – $398,250
  • Average price per square foot – $198
  • Average days on the market – 154
  • Percentage of homes with a price decrease – 27%
  • Median House size – 2,178 square feet

The inventory for single family homes in Gulf Shores continues to grow while demand is trending downward so we could see a drop in prices here.

Orange Beach

  • Median list price – $449,950
  • Average price per square foot – $206
  • Average days on the market – 66
  • Percentage of homes with a price decrease – 14%
  • Median House size – 2,398 square feet

For single family homes, Orange Beach is in a seller’s market as sales continue to take over existing inventory. Look for an upward trend in pricing.
