Daphne

  • Median list price – $269,000
  • Average price per square foot – $116
  • Average days on the market – 124
  • Percentage of homes with a price decrease – 31%
  • Median House size – 2,444 square feet

Although inventory is lightening some, we haven’t seen much increase in pricing.  Market trends do show that Daphne is in a seller’s market and if the trend continues we are likely to see an upward pressure on home prices.

Gulf Shores

  • Median list price – $424,900
  • Average price per square foot – $186
  • Average days on the market – 148
  • Percentage of homes with a price decrease – 26%
  • Median House size – 2,250 square feet

Home sales and inventory are up in Gulf Shores so until sales start to overtake inventory we will remain in a buyer’s market.

Orange Beach

  • Median list price – $399,000
  • Average price per square foot – $216
  • Average days on the market – 92
  • Percentage of homes with a price decrease – 35%
  • Median House size – 2,149 square feet

Inventory in Orange Beach has been growing and exceeding home sales which puts the city in a buyer’s market.  If the trend continues, we will see a downward pressure in pricing for single family homes.
