Properties For Sale Stats:

Daphne Single Family Homes

  • Median list price – $250,000
  • Average price per square foot – $113
  • Average days on the market – 116
  • Percentage of homes with a price decrease – 33%
  • Median House size – 2,316 square feet

We are still in a slight buyer’s market in Daphne but with more homes coming on the market, prices haven’t moved upward very much.

Gulf Shores Single Family Homes

  • Median list price – $429,000
  • Average price per square foot – $184
  • Average days on the market – 153
  • Percentage of homes with a price decrease – 26%
  • Median House size – 2,265 square feet

The real estate market for single family homes in Gulf Shores is very neutral due to more homes coming on the market but days on the market is trending down.  Pricing is still plateaued.

 Gulf Shores Condos

  • Median list price – $329,000
  • Average price per square foot – $293
  • Average days on the market – 52
  • Percentage of condos with a price decrease – 35%
  • Median House size – 1,270 square feet

Pricing for condos in Gulf Shores have remained stable even though days on the market is seeing a downward trend.  As inventory grows we may also see a downward pressure in pricing.

Orange Beach Single Family Homes

  • Median list price – $422,450
  • Average price per square foot – $216
  • Average days on the market – 95
  • Percentage of homes with a price decrease – 37%
  • Median House size – 2,150 square feet

Pricing for single family homes in Orange Beach has remained level as days on the market and inventory are trending up.  As inventory grows we may see a down tick in pricing for homes.

Orange Beach Condos

  • Median list price – $489,950
  • Average price per square foot – $342
  • Average days on the market – 66
  • Percentage of condos with a price decrease – 15%
  • Median House size – 1,500 square feet

Much like Gulf Shores, condos in Orange Beach are not trending up or down in regard to pricing.  The beach is still in a buyer’s market.
