So the summer ended on a high note in real estate with 681 homes and condos sold just in August.  Also, this doesn’t include land sales or commercial properties.  For quite some time Baldwin County has been a slight buyer’s market and that remains the case with this listing to selling price ratio at 97%.  Buyers for the most part are able to get an average of 3% off the asking price.

With nearly 23 closings every day of the month, I would say that Baldwin is doing quite well and creating a big draw for home buyers.

Recap based on August statistics:

  • If you’re thinking about buying a condo at the beach, Gulf Shores is cheaper than Orange Beach by an average of $135 per square foot.
  • Do you want a single family home near the beach?  Foley is priced $104 less per foot than Orange Beach and $87 per foot less than Gulf Shores (for single family homes).
  • For single family homes on the Eastern Shore, Daphne homes are the least expensive selling at $107 per foot, followed by Spanish Fort at $117, and then by Fairhope at $179 per foot.
  • For single family homes, Daphne has the best deal at $107 per foot followed closely by Foley at $115.

This recap only represents the major cities of Baldwin County and not the smaller towns like Loxley and Summerdale.
