Technically we're still in a buyer's market with buyers still getting a little under the seller's listing price (in general). However, even though inventory is under an 8 month supply, the number of potential buyers continues to grow. Lower Alabama, especially Baldwin County, attracts buyers from all over the country due to our national location and proximity to the Gulf of Mexico. We are continuing to see an influx of new property owners who are enticed by lower taxes, warm weather, laid back atmosphere, and the growing economy of Baldwin County. - There is Less Competition for Great Looking Homes
The housing market still favors the buyer in Baldwin County with both single family homes and condos. Check out a recent study that I created detailing homes that sold in the major cities of Baldwin County. You'll find that in every market in the county, the selling to listing ratio is under 100%. This means that buyers are able to successfully negotiate a sales price that is under the listing price (2-4% average). So, overall there are fewer buyers than needed to satisfy the current inventory of homes. If you're home looks great and its in a good location, you could quickly sell your home. - The Home Selling Process Will be Quicker
Fannie Mae is predicting an influx in home sales later this year which will create a major back up with lenders and title companies. By selling this spring, you could easily see a closing period of 30-45 days once you're under contract. - Timing is Great
If you are wanting to sell in order to move into a larger or more expensive home, prices are expected to increase overall by 4.7% this year. Timing could never be more perfect for selling your home so you can purchase your next property at a lower price. Plus, if you are financing your next purchase, you can still take advantage of 4% financing and we are never sure when rates will increase. - Moving On with Your Life
