Caribe Resort Real Estate Market Update - April 2018

The Spring buying season is in full swing and the real estate market data for Caribe Resort is showing it.

As a very active Realtor in Gulf Shores and Orange Beach, I’m dedicated to provide updated real estate market reports for select condo communities at the beach.

For Sale

For those who are unfamiliar with Caribe The Resort of Orange Beach, this complex is one of the largest complexes in the area and provides a huge amenity package.  This community is very popular with owners and tourists.

From the infographic above you see that there are 19 condos that are for sale.  This is a very large complex with 3 different towers so don’t let that number of units for sale bother you.

Among the 3 towers in Caribe, the highest priced unit is $799,000 and the lowest is $449,000.  The largest condo has 2,380 square feet and the smallest consists of 1,401 square feet.  The median Days on the Market is 108 days.

As you can see, these premium condos are large and are perfect for either full time residents, second home owners, or investors.

Condos Sold

Over the past couple of months, 13 buyers paid an average of $576,107 for a condo in Caribe.  If you think about it, that’s pretty amazing and shows the confidence level of higher priced condos in Orange Beach.  

During this same period of time the highest priced condo sold at $680,000 and the lowest sold price was $440,000.  The average square feet was 1,817 and the average price per square foot was $310.  The average listing to selling price ratio was 97% which tells us that the real estate conditions in Caribe is a buyer’s market.
